With every real estate purchase you have the opportunity to have an inspection done to find any issues not noticeable on the first look. This is completed within the first week from having an offer accepted. A typical inspection takes around 2-3 hours and can cost around $350 plus any add-ons. A sewer scope ($75) and a radon test ($75) are the two add-ons I would recommend in Colorado.
After the inspection you will receive a report based on the findings and what issues they recommend to take care of. This is also the time when you and your realtor create an inspection objection, to send over to the seller, of items you wish to have fixed or compensated for before closing day.
In the current market: On the inspection objection you do not want to be extremely picky. This could result in you not getting any of your issues solved or worse you may lose out on the house you really want. It's best to ask for repairs on anything that will cause health and safety concerns such as a radon mitigation system, major foundation repairs, or a collapsed sewer line. You can request smaller items to be fixed or ask for $XXX amount of money to be given back at closing to make the proper repairs.
