In Colorado Springs, new home construction has taken over the east side in the past few years. You can pay the same price for a newly built home as you would for a home built five years ago on this part of town. Does this make it a good area to buy?
Long term there will be more and more newly built homes in East Colorado Springs. Making it very hard to distinguish what makes a home higher in value if they are all single family homes and similarly built in quality neighborhoods. Items such as having an HOA, limited tree foliage, low quality finishes will lower the appeal for a buyer to pay a higher price for your property. Even items like the size of the driveway, garage, and storage in the home will cause buyers to reconsider which home they purchase when they all look and feel the exact same.
Some benefits to look for to ensure you have a great property on the east side is quality finishes, low HOA cost with minimal restrictions, large lot SqFt. Plus being on a cul-de-sac never hurts. If you can find a neighborhood that is more established with trees and bushes that is a must! West Colorado Springs has a ton of this and is what everyone thinks of when they hear Colorado living. Consider the school district you're in as well. The highly sought ones in Colorado Springs are in D20 and D12.
